Guest Policy & Terms of Service

By booking a stay at ZenithSuites, you agree to the following terms and conditions.

1. Identification & Check-In Requirements

  • All guests must present a valid, government-issued photo ID (Aadhar Card, Passport, or Driving License) at the time of check-in. Photocopies or expired IDs are not accepted.

  • For foreign nationals, a valid passport and visa are mandatory. Details will be shared with the local police as per regulatory requirements.

  • The booking must be made in the name of the primary guest who will be physically present during check-in.

  • Management reserves the right to deny check-in if proper identification is not provided.

2. Liability for Damages & Property

  • Guests are responsible for any damage to the property, furniture, fixtures, electronics, appliances, or interiors caused during their stay.

  • A security deposit may be collected at check-in, which will be refunded after inspection at check-out, minus any applicable deductions for damages or missing items.

  • Costs for repairs or replacements will be charged at market rates as determined by management.

  • Any intentional damage or vandalism may result in immediate eviction without refund, and legal action may be pursued.

3. House Rules & Conduct

  • Smoking is strictly prohibited inside the suites. Designated smoking areas are available in the building premises. A cleaning surcharge of ₹5,000 will apply for violations.

  • Guests must not engage in any illegal, immoral, or antisocial activities on the premises.

  • Loud music or noise that disturbs neighbours is not permitted between 10:00 PM and 8:00 AM.

  • Pets are not allowed unless prior written permission has been obtained from management.

  • Cooking with strong spices that may leave lasting odour or stain walls/curtains must be done with proper ventilation. Excessive damage from cooking may be deducted from the security deposit.

  • The maximum number of occupants must not exceed the number mentioned in the booking confirmation.

  • Visitors or additional guests not registered at the time of booking are not permitted to stay overnight without prior approval and may incur additional charges.

4. Security & Safety

  • CCTV cameras are installed in common areas for the safety and security of all guests. No surveillance is conducted inside private suites.

  • Guests are advised to lock their suites and keep valuables secure. Management is not responsible for any loss or theft of personal belongings.

  • Emergency exits, fire extinguishers, and safety equipment are available on every floor. Guests are encouraged to familiarise themselves with the nearest exit routes.

  • Tampering with safety equipment, fire alarms, or security systems is strictly prohibited and may result in penalties.

5. Accidents & Injuries

  • Guests use all facilities, including the swimming pool, gymnasium, and common areas, at their own risk.

  • The management, owner, and staff shall not be held liable for any personal injury, accident, or medical emergency occurring on the property.

  • Guests with medical conditions are advised to exercise caution and inform management if special assistance may be required.

  • First-aid facilities are available on request. In case of emergency, guests may contact the reception or dial emergency services directly.

6. Right of Entry, Inspection & Eviction

  • Management reserves the right to enter the suite for maintenance, inspection, or emergency purposes with reasonable notice.

  • In case of violation of house rules, illegal activities, or any behaviour deemed harmful to the property or other guests, management may terminate the stay immediately without refund.

  • Upon eviction, the guest must vacate the premises within 1 hour. Personal belongings left behind will be stored for a maximum of 7 days, after which they may be disposed of.

7. Booking, Cancellations & Refunds

  • All bookings are subject to availability and confirmed only upon receipt of payment or advance as specified.

  • Cancellations made 48 hours or more before the check-in date are eligible for a full refund (excluding any payment gateway charges).

  • Cancellations made within 48 hours of check-in may be subject to a cancellation charge equal to one night's stay.

  • No-shows (failure to check in without prior cancellation) will result in forfeiture of the full booking amount.

  • Early check-out does not entitle the guest to a refund for unused nights unless agreed upon in writing by management.

  • Refunds, where applicable, will be processed within 7–10 business days to the original payment method.

8. Privacy Policy

  • Guest information is collected solely for the purpose of booking management, legal compliance, and communication related to the stay.

  • Personal data will not be shared with third parties except as required by law or regulatory authorities.

  • By making a booking, guests consent to receiving booking-related communications via email, SMS, or WhatsApp.

  • Guests may request access to, correction of, or deletion of their personal data by contacting us at bookings@zenithsuites.com.

9. Governing Law & Jurisdiction

  • These terms and conditions are governed by the laws of India.

  • Any disputes arising from or related to a booking or stay shall be subject to the exclusive jurisdiction of the courts at Gautam Buddh Nagar, Uttar Pradesh.

  • These terms constitute the entire agreement between the guest and ZenithSuites (operated by Primelands Asia LLP) and supersede any prior written or verbal agreements.
